Getting your house ready to sell
Thinking of Selling this Spring?
Spring & Summer of 2011 is expected to be a great time for Sellers in Berks County & the Reading area!
I formulated this newsletter based on: “today’s-market buyers”, needs & wants.
How does your home & yard look when someone drives up? Siding clean, roofing in good condition, landscaping & other curb appeal improvements rank high in getting your home sold faster.
That goes for the inside as well. Carpeting, flooring and paint should be fresh, cleaned or new. Most buyers don’t want to do any improvements. They want to move their belongings in and begin enjoying their new home. …and remember that “Web Appeal” is the new curb appeal. The majority of buyers begin their search online. According to Realtor.com, 9 out of 10 buyers, search online and spend up to 12 weeks looking before contacting a realtor to help them. So let’s make your home the most appealing on your pictures, as that’s where they see your house first – on the internet!
Additional tips:
· De-clutter, de-clutter (I can’t stress this enough)
· Kitchens & bathrooms are the most important rooms. Focus on cost effective ways to update them.
· Don’t want to spend money on new granite countertops, but want to update your kitchen? Some of my Spring sellers are doing a glass tile back-splash & are amazed at the results. This project is simple do-it-yourself & is worth every penny!
· Want an inexpensive kitchen project that takes 15 minutes to do? Your kitchen cabinets are nice, but will look really good with new hardware. Go ahead & change out the handles.
· Do you have old lighting fixtures? You might want to replace with inexpensive updated styles.
· Have any wallpaper? Get rid of it. Wallpaper is out. Fresh paint is in. Stay away from dark colors.
· Does your home scream “Country” when you walk in? DE-Country it. Does your home scream “Contemporary”, DE-Contemporize it. You want a potential buyer to feel like they want to take possession of the home when they walk in for the first time. If it’s totally not their taste, it will be difficult for them. Make the home feel basic, so they can easily imagine it, theirs.
· Is your front door or shutters faded? If so, they’ve got to get a new paint job!
